Fees for completed delayed exchanges (sale first of Old Property followed by purchase of New Property) are based upon the amount of equity held by Exchange Facilitator Corporation (“EFC”).
DELAYED EXCHANGE
EXCHANGE EQUITY LESS THAN $500,000…………………………………………$1,500.00
EXCHANGE EQUITY BETWEEN $500,001 AND $1,000,000………………………..$2,000.00
EXCHANGE EQUITY BETWEEN $1,000,001 AND $2,000,000……………………...$2,500.00
EXCHANGE EQUITY ABOVE $2,000,000 PLEASE CALL FOR A QUOTE
CANCELLATION FEES
If the delayed exchange cancels after the closing of the first leg, the total fee is:
For transactions costing between $1,500.00 and $2,000.00 our cancellation fee is $1,000.00.
For transactions costing between $2,500.00 and $3,000.00 our cancellation fee is $1,500.00.
For transactions costing more than $3,000.00 please call for a quote.
If more than one Old Property is sold in a separate escrow or on a different closing date an additional $250.00 cancellation fee for each additional property sold will be charged.
ADDITIONAL PROPERTIES
A fee of $250.00 will be charged for each additional property involved in the same exchange (delayed or simultaneous).
INTEREST
All interest earned on the exchange equity is credited to the Exchangor’s account, reportable by the Exchangor as ordinary income and is either applied to the acquisition of Replacement Property or released to the Exchangor at the end of the exchange.
IMPROVEMENT EXCHANGE
Where Improvements are to be constructed on the New Property from exchange funds prior to the time Exchangor takes title, please call for a fee quote.
REVERSE EXCHANGE
Where Title to the New Property must be taken prior to the closing of the sale of the Old Property, please call for a fee quote.
*Surcharge: Subject to prior approval by the exchange customer, Exchange Facilitator Corporation reserves the right to quote surcharges to the base fees for “RUSH” transactions and “SUBSTANTIALLY COMPLEX” exchange transactions.
